MAINTENANCE OF PRIVATE HOUSING ESTATE
(A case study of Edjeba Estate, Warri, Delta State)
ABSTRACT
This term paper aims at the Maintenance of Private Housing Estate, a case study of Edjeba Housing Estate Warri, Delta State. It is important to note that housing whether private or public needs adequate maintenance in order to keep every part of the building to an acceptable standard. Secondary data was used in obtaining data for this research. A general review of housing, classification and maintenance procedure, maintenance management and maintenance budget was discussed. It was recommended that the maintenance of the estate should be under the management of a qualified surveyor and the occupants should be educated on the maintenance procedure of the company.
CHAPTER ONE
INTRODUCTION
- BACKGROUND OF THE STUDY
Housing is commonly referred to as shelter and is second to food in human sale of preference. According to the report of the public health committee on housing (World health organization, 1994), housing can be defied as the residential environment, neighbourhood or micro district used for dwelling purposes. Its therefore includes the physical structures for shelter and the environment of the structure including all necessary services, facilities, equipment and devices needed for the physical health and social wellbeing of the family and the individual.
Onokerhoraye (Onokerhoraye, 1986), describes housing as a focus of economic activity, a symbol of achievement and social acceptance and as an element of income distribution.
Housing has a tremendous social, moral and economic impact on the total living environment of the country. Housing gives shelter, security, privacy, investment and personal identity (Ratcliff, 1978). It is recognition of the importance of housing individuals who work for private and public or private organizations that brought about the development of housing estates and its attendant maintenance for the benefit and enjoyment of those concerned.
Housing estates involve physical structures for shelter used for dwelling purposes and having all the necessary services, facilities, equipment and devices needed for the social wellbeing of the people.
Private estates are usually developed to maximize profit and for the enjoyment of its occupants. But one discovers that no sooner than these estates
Building maintenance is a major aspect of the trained estate manager’s function, but is often neglected by private housing estate developed in particular. The result is that the inadequate housing stock is further depleted both in numbers and quality and the nations are the worse for it.
In order to improve the situation, appropriate maintenance procedures/systems need to be employed in the management of our housing stock. These procedures will prove ineffective and in efficient unless undertaken based on careful studies of current practices hence this research.
1.2 STATEMENT OF THE PROBLEM
The maintenance of building whether private or public has remained one of the concerns of the estate management profession whose responsibility should be to manage the real property interest in a modern society such as ours. The problems of this study are:
- Identifying the major faults/defects that occur in the building
- The procedures involved in the maintenance of the estate
- The quality control measures inherent in the procedures adopted is the focus of this study.
1.3 AIM AND OBJECTIVES
Aim
The aim of the research is to assess the methods of keeping land records in Edjeba Housing Estate, Warri, and Delta State.
Objectives
This study will have the following objectives:
- To identify the major building defects in the Edjeba Housing Estate Warri.
- To identify how to make good use of the drainage system in the Estate for flood control.
- To identify the procedures for maintenance at the Edjeba Housing Estate, Warri.
- To critically examines the maintenance quality control measures adopted at the same estate above.
1.4 RESEARCH QUESTIONS
This study seeks to find answers to the following questions:
- Is there any difficulty in the maintenance of housing estate in Edjeba Housing Estate?
- What are the major faults/defects that occur in residential buildings in the Edjeba Housing Estate?
- What procedures are involved in the management of the defects identified in the No. 1 above?
- What quality control measures are inherent in the maintenance procedures and adopted at Edjeba Housing Estate?
1.5 RESEARCH METHODOLOGY
Research methodology is a systematic way of finding new knowledge of subject or been brought to a logical conclusion.
The methodology used in carrying out this product is through personal observation and face to face interview, experience of maintenance of private housing estate.
1.6 SCOPE AND LIMITATION
Due to time and resources constraints the study at hand has been limited to Edjeba Housing Estate, Warri, Delta State. The following limitations were included:
TIME: There are time constraints for the research project and within the time specified, the normal lecture was also in progress, therefore, the researcher was faced with a lot of stress to combine both the research work and the lecture together. The implication of this work was that the period the researcher was supposed to spend on findings was limited as a result more quality work may be hindered or affected.
FINANCE: Capital has been rated the most important resources to carry out a given project. Research work to this end was not left out because the information needed to write this project was not gathered in one place.
